It is this reality that has led us to become an investor in Artis Real Estate Investment Trust (REIT). Artis, formerly Westfield, was created in 2004 with a goal of generating value for Unit holders through the ownership of western Canadian commercial real estate. As a shareholder, TCIG has realized strong returns to date and is benefiting by the incredible performance of Artis.

As of February 1, 2007, Artis REIT’s portfolio has grown to a total of 41 high-quality retail, office and industrial properties located in Manitoba, Saskatchewan, Alberta and B.C. The REIT’s portfolio represents over 3.1 million square feet of leasable commercial area, approximately 43% retail, 44% office and 13% industrial, with an overall occupancy rate above 96%.

As a result of successful acquisition activity and careful management of the properties, Artis REIT has realized substantial increases in revenues, net operating income from properties, distributable income and funds from operations.

On February 15, 2007, the REIT underwent a name change from “Westfield Real Estate Investment Trust” to “Artis Real Estate Investment Trust” and units formerly trading under the stock symbol “WFD.UN” commenced trading under the symbol “AX.UN”.

As of March 31, 2010, the REIT’s portfolio was comprised of 104 commercial properties located across western Canada totaling approximately 8.19 million square feet (s.f.) of gross leasable area (GLA). Comprised of high-quality retail, office and industrial properties; leasable area is approximately 32.2% in Manitoba, 7.8% in Saskatchewan, 50.8% in Alberta, and 9.2% in B.C.; by asset class the portfolio is 26.7% retail, 29.0% office, and 44.3% industrial. Portfolio occupancy excluding properties classified as under-development was 96.2% at March 31, 2010.
